Scope
What gets looked at, and what gets written up
Every AZHI inspection follows the ASHI Standards of Practice. On a buyer's home inspection, that means these systems are walked, tested where testable, and photographed against every finding.
Structural Systems
Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.
Roofing
Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.
Electrical Systems
Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.
Plumbing
Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.
Heating, Ventilation and Air Conditioning
Heating and cooling equipment, ducts, vents and flues.
Appliances
Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

How long does a buyer’s home inspection take?
A few hours on site for a typical Phoenix-metro home, longer for larger or older properties. Plan to be there for at least the walkthrough at the end, where Bob goes through the findings with you and your agent.
Can I use the report to ask for repairs?
Yes. The report includes a text summary of defects you can copy and paste straight into a repair addendum, and your agent can use the built-in Repair Request Builder to assemble a custom document with a requested credit amount.
What if the inspection finds something serious?
You will hear about it on site, not days later. Bob explains the general condition of the home and talks through the major issues that need addressing sooner rather than later, with photographs against each one so you can get a contractor quote.
