How long does a home inspection take?
Most residential inspections take a few hours on site, and the length scales with the size, age and complexity of the property. A larger custom home with multiple HVAC systems, a pool and long roof runs takes considerably longer than a small production build. You are welcome to walk along for all of it — Bob will teach you as much as you want to learn.
How much does a home inspection cost in Arizona?
AZHI residential inspections start at $285. The final price depends on the size and age of the property and any add-on services such as mold testing, indoor air quality testing, a termite report or a pool and spa inspection. Call 480-805-2025 with the square footage, approximate age and location and you'll get a firm number.
What does a home inspection include?
AZHI inspects and reports on six major areas: structural systems, roofing, electrical systems, plumbing, heating and air conditioning, and built-in appliances. Every inspection follows the Standards of Practice established by the American Society of Home Inspectors.
When do I get the report?
Before Bob leaves. Reports are finished on-site and delivered as a visual HTML and PDF document with photographs against every finding. You also get an email with a link to the report, and an inspection review over Zoom if you want one.
Should I be there for the inspection?
Yes, if you can. Bob walks the home with you and your agent, explains the general condition of the house and its systems, and separates the items that need attention sooner rather than later from the ones to simply keep an eye on. Reading that in a report is not the same as standing in front of it.
What is included for free with every inspection?
Five warranty protections at no extra cost: a 90-day structural and mechanical warranty, a 5-year Platinum roof leak warranty, RecallChek appliance recall alerts valid for life, MoldSafe 90-day mold growth coverage, and SewerGard water and sewer line coverage. An 18-month RWS home warranty can also be purchased at the 12-month price.
